Buying a house in Eindhoven or Nuenen
To manage the purchase of a house, the legislature has prescribed the notarized deed of delivery. This deed protects both the buyer of the house and the seller of the house. As a result, both parties are fully aware of the legal acts they perform and the consequences of these legal acts.

What should you pay attention to when buying a house?
Transfer tax
When buying an existing home, you pay transfer tax. For private buyers who will live in the home themselves, the transfer tax rate is 0% or 2% on the value of the home. In many cases, this value is equal to the purchase price. Are you between the ages of 18 and 35? Then you can claim the starter exemption under certain conditions. A higher rate of 10.4% applies when purchasing homes used as investments or commercial properties.

Deed of transfer
When you have signed the purchase agreement, you do not yet own the house. To become an owner, the house must be delivered to you. This is done with a notarized deed of delivery.
Mortgage deed
Almost always when you buy a home you need financing from the bank, a mortgage. The bank requires security for this in the form of a mortgage lien. This requires a notarized mortgage deed.
Cost Buyer
When buying a home, you often come across the term ‘Buyer's Costs’ (k.k.). This means that the buyer pays the costs of the transfer, such as notary fees for drawing up the deed of transfer and mortgage deed, registration fees at the Land Registry and any administrative costs. In addition, as a buyer, you have to take into account costs for an appraisal of the property to be purchased and advice from a financial advisor if you need a mortgage to pay the purchase price. These costs are in addition to the purchase price.
The family mortgage
A family mortgage is a mortgage where the lender is not a bank or other financial institution, but a family member. This could include a parent lending money to their child to buy a home, or a grandparent helping their grandchildren finance their first home. This can have benefits, but there are also risks involved.
Purchase Agreement
Every contract of sale of real estate can be registered in the Public Registers of the Land Registry. This registration protects the buyer against mischief on the part of the seller. Consider, for example, bankruptcy, seizure of the property or a higher bid. The effect of the registration is limited to six months. The notary's intervention is necessary for registration.
Buying an apartment
When you buy an apartment, you will have to deal with apartment rights. The division of a building into several apartments is done in a notarized deed of division.
