About the purchase agreement
A purchase agreement records the purchase of a house, apartment or vacation home by a private buyer. A verbal agreement is not valid. Thus, the seller and buyer record in a purchase agreement that the house will become the property of the buyer under certain conditions, upon payment of a certain price and on an agreed date. Furthermore, the seller must provide information about the house. In turn, the buyer must clearly put his wishes about its use on the table. After signing the purchase agreement, you do not yet own the house. Ownership is transferred by the deed of conveyance.

Als koper ontvang je een ondertekend exemplaar van de koopovereenkomst of een afschrift daarvan. Je hebt vervolgens drie dagen bedenktijd. Binnen deze periode kun je zonder een reden op te geven aan de verkoper laten weten dat de koopovereenkomst wordt ontbonden en de koop dus niet doorgaat. Met de verkoper kun je afspreken dat die bedenktijd langer is dan drie dagen, korter mag niet.
Register purchase agreement in the Land Registry
Every contract of sale of real estate can be registered in the Public Registers of the Land Registry. This registration protects the buyer against mischief on the part of the seller. Consider, for example, bankruptcy, seizure of the property or a higher bid. The effect of the registration is limited to six months. The notary's intervention is necessary for registration.
