About the purchase agreement
A purchase agreement records the purchase of a house, apartment or vacation home by a private buyer. A verbal agreement is not valid. Thus, the seller and buyer record in a purchase agreement that the house will become the property of the buyer under certain conditions, upon payment of a certain price and on an agreed date. Furthermore, the seller must provide information about the house. In turn, the buyer must clearly put his wishes about its use on the table. After signing the purchase agreement, you do not yet own the house. Ownership is transferred by the deed of conveyance.
Have purchase agreement drawn up by a notary

As a buyer, you will receive a signed copy of the purchase agreement or a copy thereof. You then have three days for reflection. Within this period you can let the seller know without giving a reason that the purchase agreement will be dissolved and the sale will not go through. You can agree with the seller that the cooling-off period is longer than three days; it may not be shorter.
Register purchase agreement in the Land Registry
Every contract of sale of real estate can be registered in the Public Registers of the Land Registry. This registration protects the buyer against mischief on the part of the seller. Consider, for example, bankruptcy, seizure of the property or a higher bid. The effect of the registration is limited to six months. The notary's intervention is necessary for registration.
